Equity can be used as collateral to support the next smart property investment decision and is unlocked from capital gains and by paying off the mortgage.
Equity is the amount of the property that is owned by you. Most property investors borrow a mortgage to purchase a property. This means that your initial equity or claim to your property is limited to your initial deposit, your cash returns (after tax and interest repayments), principal repayments (remember that by paying off the principal on your mortgage, you are slowly decreasing the bank's claim to your investment and therefore increasing your equity) and any subsequent capital gains you earn from your investment property.
